Suspected Water Loss or Leak

A pool and spa diagnostic for measuring abnormal water loss and separating evaporation, use, overflow, filter waste, autofill, equipment, plumbing, and pool or spa leak categories.

Diagnostic path

Classify the observed pattern, then use the detailed guide before changing the system.

Work through the path

  1. Rapid loss or property threat: stop avoidable water movement, protect people and property within authorization, prevent pump dry-running, and escalate urgently.
  2. Water near electricity or gas equipment: keep clear and use the electrical, gas, or emergency procedure; do not continue leak testing.
  3. Autofill is active: record its supply and behavior. A constant waterline may be hiding significant loss.
  4. Loss is not yet measured: establish a fixed reference, time window, weather, use, cover, pump, fill, and intentional discharge record.
  5. Known water removal explains the change: quantify backwash, rinse, filter drain, vacuum-to-waste, splash, overflow, cover pumping, or service event before declaring a leak.
  6. Measured pool or spa loss exceeds a valid same-exposure reference: abnormal loss is supported; localize by visible evidence and operating state.
  7. No accessible cause is found: refer for targeted leak testing with the measurement record; do not guess a broken pipe.

Done when

  • Measured pool or spa loss is consistent with the controlled reference after known additions and removals are accounted for, and no leak evidence remains.
  • Abnormal loss is confirmed or strongly supported, localized to the smallest defensible category, contained as authorized, and referred with measurement, operating state, property impact, and safe water-level plan.

A stable-looking waterline does not prove there is no leak; an automatic fill can replace loss continuously. A low waterline does not prove a leak; evaporation, splash-out, overflow, cover pumping, filter service, vacuuming to waste, and intentional draining all move water.

This diagnostic turns a suspicion into a measured pattern, accounts for known water pathways, inspects accessible evidence, and refers specialist tests. It does not authorize pressure testing, plugging drains, diving, underground locating, excavation, structural repair, or opening electrical, gas, or pressurized equipment.

Fast decision

First protect people, equipment, and property

Stop and escalate for:

  • water entering a building, electrical area, gas appliance, slope, retaining condition, or unstable soil;
  • active spraying, flooding, severe equipment leak, washout, settlement, deck movement, or new structural crack;
  • water level approaching an active skimmer, suction fitting, or other minimum operating level;
  • an attached spa draining unexpectedly into the pool or away from the property;
  • pump losing prime, drawing air, running dry, or changing sound or pressure;
  • unsafe suction cover or unknown valve condition;
  • uncontrolled discharge to a storm drain, neighboring property, protected area, or unknown destination.

Do not wait for a multi-day comparison while damage is continuing. Leave equipment, autofill, and water level in the safest authorized state and document who owns immediate containment.

Separate level from water use

There are two related measurements:

  1. Pool or spa water-level change: how the pool or spa waterline moves.
  2. Makeup-water use: how much water an autofill, hose, or other supply adds to hold that line.

A pool or spa can show no level change while the fill valve runs frequently. Conversely, a covered pool can drop after water is pumped from the cover without any pool or spa leak.

Record both whenever possible. An authorized whole-property water meter or leak-monitoring device can show unusual water use, but irrigation, fixtures, household use, and other loads can confound it. Do not shut off a building's water or manipulate a backflow or fill assembly without authority and the proper trade.

Inventory every water pathway

Ordinary loss and removal

  • evaporation from pool or spa surface;
  • increased evaporation from warm water, dry air, wind, water features, spillovers, jets, aeration, and uncovered operation;
  • splash and water carried out by swimmers or pets;
  • water removed from an automatic or manual cover;
  • overflow after rain, hose fill, autofill, or spa displacement;
  • backwash, rinse, filter drain, pump-pot service, vacuum-to-waste, winterization, or other intentional discharge;
  • sampling, cleaning, construction, or repair.

Unintended loss

  • autofill valve or supply leak;
  • overflow continuously receiving water because the level or fill control is wrong;
  • pump seal, lid, plug, union, filter, gauge, air relief, valve, heater, salt cell, feeder, cleaner, or equipment plumbing leak;
  • waste valve or multiport allowing unintended discharge;
  • suction or return plumbing leak;
  • spa equalizer, check-valve, or valve-state transfer;
  • skimmer, return, light niche, conduit, drain, cleaner port, tile, shell, liner, joint, fitting, cover pit, or other pool or spa leak;
  • concealed irrigation or household water use mistaken for pool fill.

Do not assume the most visible damp area is the source. Water can travel along pipe, conduit, deck, soil, or slope before appearing.

Preserve the as-found state

Before adding water, moving valves, stopping the autofill, changing the pump schedule, backwashing, opening equipment, or drying an area, record:

  • pool and spa water levels at fixed reference points;
  • autofill type, valve position, supply sound or movement, and whether it cycles;
  • pool, spa, spillover, cleaner, heating, feature, cover, service, or freeze mode;
  • pump command, valves, pot air, filter pressure, returns, and alarms;
  • overflow location and evidence of recent flow;
  • waste-line termination and whether water is present when it should not be;
  • all visible pad moisture, drips, spray, mineral tracks, corrosion, algae or plant growth, soft soil, and drainage;
  • shell, liner, tile, skimmer, returns, lights, fittings, deck joints, cover pit, and nearby structural evidence visible without entry or disassembly;
  • recent rain, wind, heat, use, fill, chemical dilution, backwash, filter cleaning, vacuuming, service, construction, or customer action.

Use photos with fixed landmarks. A picture of a waterline without time, reference, and operating context cannot quantify loss.

Measure before diagnosing

Establish a fixed water-level reference

Choose a repeatable point that can be measured safely from the deck without entering the water. Record method, time, water temperature when relevant, weather, cover, active features, pump mode, autofill state, and all water added or removed.

Do not let a test lower the water below the equipment's safe operating range. Do not disable an autofill if rapid loss could expose a pump, damage a surface, drain a spa, or cause other property harm. Use a shorter monitored interval or qualified leak service.

Controlled evaporation comparison

An approved container comparison exposes a stable reference volume to similar weather while separating it from pool or spa leakage. The reference container must be secure, clean, compatible, protected from tipping or becoming a hazard, and set up so its initial water level and exposure are documented.

The test is valid only when:

  • start and end measurements use fixed references and the same method;
  • rain, fill, splash, cover movement, backwash, cleaning and other water events are absent or measured;
  • pump and feature operating states are controlled and recorded;
  • the pool or spa and reference experience reasonably similar sun, wind and temperature;
  • autofill behavior is controlled or measured safely;
  • the interval is long enough to observe a difference but short enough to prevent unsafe water level or property damage.

Compare level changes, not just ending positions. If pool or spa loss materially exceeds the reference within the method's measurement uncertainty, abnormal water loss is supported. If they are similar, a large leak is less supported for that specific test state, but intermittent, mode-specific, autofill, overflow, rain, measurement, and concealed loss can remain.

Do not publish a universal inches-per-day evaporation allowance. Local weather, surface area, water temperature, wind, humidity, cover and features vary.

Inspect accessible evidence

Autofill and overflow

Observe whether the fill valve cycles, runs continuously, sticks, leaks at its box or supply, or maintains a level that sends water to overflow. Confirm the overflow path and whether wetness persists without rain or filling.

Do not adjust the fill assembly, backflow device, pressure regulator, or potable-water plumbing unless that task and license are authorized. Record the symptom for the appropriate pool or plumbing trade.

Equipment pad

Inspect the pump pot, lid, drain plugs, unions, seal area, filter tank and closure, gauge and air relief, multiport or waste valve, heater, salt cell, feeder, check valves, plumbing joints, drains, and slab edges.

Some leaks occur only under pressure while running; others admit air while running and leak water after shutdown. Correlate moisture with the documented operating state. Never tighten a clamp, lid, union, gauge, valve, or plug under pressure.

Waste and backwash path

Confirm whether a backwash, rinse, drain, or waste line has flow when the system is in its verified filtration state. A valve or internal seal problem can send water away without an obvious pad puddle.

Do not open a multiport, push-pull valve, or waste assembly during this diagnostic. Verify safe visible termination only; discharge destination and local rules matter.

Pool, spa, and features

From the deck, inspect visible skimmer throats, tile line, returns, cleaner fittings, light surrounds, steps, joints, cracks, liners, water-feature basins, spillways, cover pit, and shared pool-spa transfer.

A waterline that repeatedly stops near a fitting can be a localization clue, but it is not proof that the fitting leaks. Evaporation, autofill, operating modes, pool or spa geometry, and intermittent pathways can create misleading endpoints. Do not deliberately drain to a suspected level without a surface, structural, hydrostatic, equipment, and discharge plan.

Surrounding property

Look for persistently wet or unusually lush areas, soft soil, mineral deposits, settled pavers, deck movement, new cracks, retaining-wall moisture, crawl-space or building dampness, slope seepage, and neighbor impact.

Keep out of excavations, confined spaces, unstable slopes, electrical areas, and structures with movement. These require the appropriate property, structural, plumbing, electrical, or leak-detection resource.

Use operating state to narrow the category

These patterns narrow the next test. They do not prove which hidden pipe, fitting, seal, or structure failed.

Specialist test boundary

Refer when localization needs:

  • pressure or vacuum testing of plumbing;
  • plugs in drains, skimmers, returns, cleaners, or features;
  • dye testing near suction or with pool or spa entry;
  • hydrophones, electronic listening, tracer gas, cameras, or line location;
  • scuba, breath-hold, or other underwater work;
  • light, conduit, drain, shell, liner, skimmer, fitting, tile, structural, or deck disassembly;
  • excavation, coring, cutting, demolition, or repair;
  • potable-water, autofill, backflow, electrical, gas, structural, geotechnical, or building work.

Provide the specialist with the measured rate, test validity, pump-on or off correlation, modes, autofill state, photos, chemistry and fill effects, known repairs, and property-risk observations.

Containment and service plan

When abnormal loss is supported but not repaired:

  • define the minimum and maximum safe water level for the installed equipment and surface;
  • decide who monitors and adds water, how often, and how additions are recorded;
  • keep pump runtime and suction sources safe without inventing valve changes;
  • restrict heaters, cleaners, features, covers, or other equipment when their use worsens risk;
  • account for chemistry dilution, salt and CYA loss, treatment demand, and source-water effects;
  • prevent uncontrolled overflow or discharge;
  • protect structures, soil, neighboring property and electrical equipment;
  • set referral urgency from rate and consequence, not inconvenience alone.

Do not promise that continuous filling makes the pool safe. It can conceal accelerating damage and alter chemistry while wasting water.

Major stop conditions

Stop the task, leave the system safe, and escalate when any of these conditions apply.

  • Water is rapidly falling, flooding an equipment area or structure, undermining soil or decking, entering a building, threatening a slope, or causing erosion, settlement, cracking, or sinkhole-like evidence.
  • Water reaches electrical equipment, conductors, outlets, panels, motors, controls, heaters, or lights; arcing, shock sensation, burning odor, repeated trip, gas odor, or combustion concern is present.
  • A pump, filter, heater, cell, valve, union, pipe, cover system, shell, fitting, autofill, backflow device, or waste line is spraying, severely leaking, broken, unstable, or unsafe under pressure.
  • Testing would require entering the water, approaching active suction, plugging a drain, pressure testing, excavating, opening electrical or gas equipment, disabling protection, or allowing avoidable property damage.
